A building permit is a document from a registered building surveyor that indicates that your building plans comply with the Building Act 1993, the Building Code of Australia and the Building Regulations 2006. The permit outlines important information such as which mandatory inspections are required and whether you need an occupancy permit.

Your building permit must be approved before any building can start. If you don’t get a building permit you will be in contravention of Section 16 (1) of the Act which carries a penalty of up to $72,180 for individuals, more if you’re a company.

As long as the plans are compliant we are able to issue a building permit. If we do find any problems, this is communicated to you immediately. You can then send through amendments and re-submit the application.

Before you’re able to move into your newly built home, your builder needs an occupancy certificate. Our inspectors will conduct a final inspection, and if they’re happy that the finished home is compliant with all building regulations and your building permit, you’ll get an occupancy certificate that day.

We offer a full range of mandatory and non-mandatory inspections across the greater Melbourne area and parts of regional Victoria including Gippsland, Traralgon, Mornington Peninsula. Mandatory inspections are a legislative requirement for all Victorian homes, but your builder may also request additional non-mandatory inspections for your home.

There are 4 mandatory inspection types for a residential property:

  • Pre-slab Inspection
  • Steel Inspection
  • Frame Inspection
  • Final Inspection

Your builder can schedule the inspections to suit your construction timetable. We have the largest pool of qualified, in-house inspectors in Victoria so the chance of getting an appointment at a time that suits is high. We also do 99% of inspections ourselves, so you’ll get a consistently high standard of service.

We guarantee that occupancy permits and certificates of final inspection will be issued on the same day, provided all documentation has been received and the work has been approved.
